Commercial Electrical Questions, Answered.
Practical answers for facilities managers, landlords and contractors planning electrical work in Edinburgh.
Your Electrical Work Questions
Choose a question to read the answer. The final scope depends on the installation and your premises.
Can Electrical Work Be Phased Around Occupied Premises?
Commercial electrical work can be phased around occupied premises when access, isolation and safe separation can be agreed. Tell us which areas must remain operational and which equipment cannot lose power without a controlled shutdown. The proposed sequence and any work outside normal hours should be included in the scope before you commit.
What Documents Should An Installation Handover Include?
An electrical installation handover should include the appropriate certificate and supporting inspection and test information for the work completed. Depending on the scope, useful additions include updated circuit schedules, marked-up drawings and equipment instructions. Agree the document list before work starts so your facilities team knows what will be available at completion.
Can You Arrange A Three-Phase Machinery Connection?
A three-phase machinery connection starts with the manufacturer’s electrical specification and a review of the available supply. The design must account for the circuit, protection, isolation and installation conditions. Include the machine details in your enquiry so the connection scope and any supplier commissioning requirements can be assessed before work is agreed.
Does Industrial Electrical Work Include Machine Controls?
Industrial electrical work does not automatically include machine control programming or specialist machinery commissioning. The quote should identify the boundary between the fixed installation and the equipment itself. Share control drawings and supplier requirements early so the right expertise can be identified and responsibilities are agreed before the planned shutdown begins.
Is A Commercial EICR The Same As Fixed Wire Testing?
A commercial EICR is the condition report produced from inspection and testing of the fixed electrical installation. Fixed wire testing is a common name for that activity. Confirm that the quoted service includes the report, inspection findings and test schedules, together with a written extent and any agreed limitations for your premises.
Does An Unsatisfactory EICR Mean A Full Rewire?
An unsatisfactory EICR does not automatically mean that a full rewire is needed. The observations identify the conditions that require action or further investigation. Some findings may need a local repair while others need a wider solution. Request a defined remedial scope based on the actual report before deciding how to proceed.
Will Fixed Wire Testing Interrupt Our Electricity Supply?
Fixed wire testing can interrupt electricity supplies because parts of the inspection and testing need safe isolation. The affected circuits and outage windows should be agreed before the visit. Tell us about sensitive equipment and operating hours so the proposed programme can account for controlled shutdowns, access and the people needed for restart.
What Should We Send For A Fixed Wire Testing Quote?
A fixed wire testing quote is easier to define when you provide previous reports, board schedules, premises use and access restrictions. Include any requirement from your landlord or insurer and explain which areas you control. If those records are unavailable, say so early so a preliminary survey can be considered when scoping the work.
Does Every Appliance Need PAT Testing Every Year?
PAT testing every year is not a blanket legal requirement for every appliance. The maintenance approach should reflect equipment risk, use, environment and previous findings. HSE specifically challenges the assumption that all equipment in a low-risk workplace needs annual testing. Review your programme against your actual equipment rather than rely only on sticker dates.
Does PAT Testing Include Our Building Wiring?
PAT testing concerns electrical equipment within its agreed scope, rather than the building’s fixed wiring installation. Distribution boards, circuits and installed accessories are normally considered through fixed wire inspection and testing. If you need both services, request them together and confirm that the proposal identifies the separate records and access arrangements for each.
Can An EICR Replace Emergency Lighting Testing?
An EICR does not replace dedicated emergency lighting testing or assessment of escape lighting provision. The fixed electrical installation and the emergency lighting system have different purposes and records. If you need both, request a coordinated visit with separate scopes so the relevant testing, documentation and any design questions are clearly identified.
What Should We Do If An Emergency Light Fails A Test?
An emergency light that fails a test should be reported to the person responsible for fire safety at the premises and recorded in the system logbook. The effect on escape arrangements needs assessment and appropriate action. Provide the fault details when requesting remedial work so the problem can be investigated within a defined scope.
